Industrial Facade Restoration

Facade restoration for buildings where industrial processes affect the environment in which coatings must perform.

What Is It?

Industrial facade restoration is not simply cladding refurbishment on an industrial building — it is a distinct specification challenge because the coating must perform in an environment that may include chemical vapours, thermal cycling, mechanical vibration, abrasion from materials handling, and cleaning regimes that would degrade a standard commercial coating. A food processing facility, a chemical blending plant, and a steel fabrication shed each present fundamentally different coating environments. The selection of a system that can withstand these conditions is the defining factor in whether a refurbishment delivers the expected service life or fails prematurely.

The Process

Industrial restoration begins with an environmental assessment: what processes occur inside, what vapours or particulates exit through ventilation, what cleaning agents are used on the building exterior, and whether there are heat or fume outlets that create localised high-temperature zones on the cladding surface. Substrate contamination testing may be required where process residues or oils have penetrated the existing coating. Specialist degreasing and preparation procedures are applied before any coating system is specified. Rocathaan Hotspray is typically the preferred system for industrial applications due to its enhanced film build and adhesion under the heated application process.

When Is It Suitable?

Appropriate where an industrial building's cladding is structurally adequate but has deteriorated due to environmental factors — chemical staining, failed coatings from process-related contamination, corrosion accelerated by acid vapours or salt, or general weathering on a building with a demanding operational environment. A pre-specification environmental assessment determines feasibility.

When Is It Not Suitable?

Where industrial processes have caused substrate contamination that cannot be removed (for example, oil saturation of the substrate profile from long-term process leakage), the adhesion required for a long-life coating system cannot be achieved without full strip-back. Where process changes have materially altered the facade environment since the building was constructed, the original coating specification is no longer valid and a new specification must be made. This is not a category where a standard cladding refurbishment quotation is appropriate.

What Affects Cost?

Industrial projects carry higher costs than equivalent commercial projects due to environmental assessment requirements, specialist preparation, restricted site access around live operations, and the possibility of phased working to maintain operational continuity. Programme constraints around production schedules add cost through extended access hire.

What Affects Lifespan?

Performance in industrial environments is primarily determined by whether the coating system was selected for the specific exposure — a system optimised for UV resistance in an inland commercial environment will not perform in a coastal chemical processing environment. System compatibility with the process environment must be confirmed at specification stage, not assumed.

Systems That May Be Considered

System selection is always confirmed through site assessment. The following systems may be relevant depending on substrate condition, project scope and specification requirements.
