Most Commercial Refurbishment Projects Do Not Require Rocathaan
This is the most important thing to understand about this system.
Rocathaan Hotspray is a specialist pure polyurea waterproofing system. It is selected when a project specifically requires pure polyurea technology, KIWA certification, BRoof fire classification, or a 35-year warranty pathway that cannot be met by other systems. For the majority of commercial roofing and refurbishment enquiries, it is not the correct specification. The following situations should route to a different system:
Asbestos cement roof encapsulation
Use SprayGradeLiquid Rubber SprayGrade is the primary system for HSE CAR 2012-compliant asbestos encapsulation. Rocathaan Hotspray is not positioned for this application.
Commercial cladding refurbishment
Use SprayGrade or TopSpray 35SprayGrade or TopSpray 35 are the appropriate systems for profiled steel, composite panel or metal cladding refurbishment programmes. Rocathaan is a roofing system, not a cladding refurbishment system.
Appearance-led roof or cladding refurbishment
Use TopSpray 35RAL colour matching, brand alignment or appearance restoration require TopSpray 35. Rocathaan does not provide colour restoration capability.
Large-area budget-efficient refurbishment
Use SprayGradeWhere the project objective is cost-efficient protection of a sound substrate, SprayGrade delivers that outcome. Rocathaan's specialist application requirements and higher specification standard are not appropriate for general refurbishment.
Localised repairs — rooflights, penetrations, gutters
Use ProFixProFix is the appropriate system for emergency repairs and localised detailing. Rocathaan is a seamless membrane system for complete waterproofing applications — not individual repair work.
General commercial roof refurbishment where KIWA is not specified
Use SprayGrade or TopSpray 35If the project does not require KIWA certification, BRoof classification or a 35-year warranty pathway, SprayGrade or TopSpray 35 are more appropriate. Specifying Rocathaan where it is not required adds cost and complexity without additional benefit.

Rocathaan Hotspray PA 260-FR is KIWA certified, providing independent verification of system performance and quality. A 35-year warranty pathway is available subject to system specification, substrate condition, project requirements and manufacturer approval.
Warranty availability is not automatic. It is determined through the full specification and assessment process — including substrate condition, preparation compliance, film thickness verification and project sign-off. What problem are you actually trying to solve?
I need a seamless waterproof membrane over a technically demanding roof or deck — when does Rocathaan Hotspray make sense?
Rocathaan Hotspray PA 260-FR is relevant where the project specifically calls for a specialist pure polyurea membrane, rapid cure and a specification-led waterproofing system. It is not the default answer for every refurbishment job; substrate condition, build-up and project performance requirements determine whether it is appropriate.
A concrete deck is leaking through multiple local defects — can a sprayed polyurea membrane create one continuous waterproof layer?
It can form a seamless membrane over a correctly prepared and compatible substrate, which is why pure polyurea is considered for complex decks and structures. Cracks, joints, moisture condition, falls and structural movement still have to be assessed and detailed before the membrane is applied.
We need a waterproofing system that cures quickly because the programme is tight — is that where Hotspray helps?
Yes. Rapid cure is one of the reasons pure polyurea is selected for specialist projects. The benefit only applies when preparation, detailing and spray conditions are properly controlled; fast cure does not remove the need for a correct substrate and specification.
The existing roof already has a coating or membrane — can Rocathaan Hotspray simply be sprayed over it?
Not without assessment. Existing systems have to be identified, checked for adhesion and moisture, and prepared to a compatible specification. An overlay is only as reliable as the substrate and retained layers beneath it.
Our project requires a fire-tested roof build-up — does the product name alone prove compliance?
No. BRoof classifications apply to tested roof build-ups and configurations, not to a product used in isolation. The project team must confirm that the proposed system build-up matches the relevant classification and specification requirements.
The substrate is damaged or structurally moving — will a high-performance polyurea membrane fix that?
No. A waterproof membrane cannot restore structural capacity, correct excessive movement or replace failed substrate. Those defects have to be repaired or redesigned before the waterproofing system is installed.
We have an asbestos cement roof — should we automatically choose Rocathaan Hotspray because it is the premium system?
No. Asbestos work has its own condition, safety and encapsulation requirements. SprayGrade is normally the more relevant Forti Nova route for asbestos encapsulation where the sheets remain suitable. Hotspray should only be used where the project specification specifically calls for that system and the asbestos methodology allows it.
We need a long warranty and certification trail — what does the site have to prove first?
A long warranty pathway depends on the complete specification: substrate, preparation, system build-up, application records and manufacturer approval. Certification and warranty are not created by simply naming Rocathaan Hotspray on the quotation.
Should I use Hotspray, TopSpray 35 or SprayGrade on an industrial building?
Choose by the failure and required performance. Hotspray is a specialist pure polyurea waterproofing system; TopSpray 35 is primarily a protective colour-restoration coating for suitable metal roofs and cladding; SprayGrade is a large-area waterproofing membrane. A single industrial building may need more than one route across different areas.
The roof is leaking but we do not know whether the cause is the membrane, joints, drainage or structure — should we specify polyurea now?
No. Diagnose the cause first. A premium membrane applied over unresolved drainage, movement, failed joints or structural defects can still fail to solve the leak. The system should follow the survey findings, not lead them.
